Summary of Architectural Services
Initial
Interview
The architect meets with the client to discuss their
project goals and needs. They will review the budget and project timeline. The client will review the architect's
portfolio. Shortly after this meeting, the architect will produce a proposal outlining the project goals, defining
the scope of work and establishing the project fee and fee schedule.
Pre-Design
Upon
receipt of the approved proposal the architect will visit the site to determine if site conditions will restrict
the proposed project. The architect will review the owner provided survey and investigate the local zoning laws
to establish the required property line setbacks, building coverage, lot coverage and building height.
Schematic
Design
The architect will prepare design sketches for
the client's review and approval. During this phase the architect and client will meet periodically to review
client comments and discuss revised design sketches. Upon approval of the schematic design, the architect will commence
the design development phase.
Design Development
The
architect will prepare hard line design drawings of the approved schematic design sketches. During this phase
the architect and client will meet periodically to discuss client revisions, review finishes, discuss design
details and establish the basic specifications. Upon approval of the design development, the architect will
commence the construction documents phase.
Construction
Documents
The
architect will coordinate the drawings with the finishes, details and specifications. The specifications
will be finalized, the details completely resolved and the plans dimensioned. Upon completion of the construction
documents the basic architectural services are complete.
Additional
Services
If necessary, the architect can provide enhanced pre-design services, bidding/negotiation services, permit application services and contract administration services for an additional fee. This shall be determined at the appropriate time.
